What is needed for a Spanish Energy Performance Certificate?
The assessor needs property details plus a sufficient survey of geometry, envelope and building services. Title deeds and cadastral data identify the property but cannot by themselves prove materials, shading, equipment or later alterations.
What is surveyed
Dimensions and orientation; walls, roofs, floors, party elements, windows and shading; heating, cooling, hot water and, for relevant uses, lighting. Unverified data must be treated under the recognised calculation procedure.
Helpful records
As-built drawings, insulation or window works, equipment models and efficiency, renewables and any previous EPC. Energy bills provide context but the statutory rating is not a simple average of bills.

Preparing for an EPC survey in Menorca
Arrange access to the rooms and heating, cooling and hot-water equipment. If an accessible roof, communal systems or other relevant areas affect the model, agree in advance how they will be inspected. The cadastral reference identifies the property, but the floor area and layout relevant to the certificate must be checked against the survey.
Window specifications, insulation invoices and equipment model numbers can substantiate performance that is not apparent visually. Without that evidence, the assessor uses the recognised procedure’s rules for known, estimated or default data. Hidden insulation should not be recorded as verified merely because the building is comparatively recent.
Keep the signed certificate, registered label, recommendations and filing receipt with the relevant assessment files. A Spanish EPC uses standardised occupancy conditions: actual bills help explain how the property is used, but they are not directly converted into the energy rating.
What if you have no plans or equipment records?
Missing original plans do not necessarily prevent an Energy Performance Certificate. The assessor can measure and inspect walls, windows, heating, cooling and hot-water systems on site. However, records of renovations, equipment data sheets and invoices can replace unfavourable assumptions where they provide verifiable detail. Photos of boiler nameplates help prepare the visit but cannot replace a property survey.
Provide access to all areas within the assessed property and explain whether there are separate outbuildings, a garden or a pool. The gross area in the cadastral record does not by itself determine the energy-modelled area. For a commercial unit or part of a building, define precisely what space is being sold or let.
