Existing installations

What to do when a Spanish property has no electrical documents

Not finding a CIE or project does not necessarily mean the installation was never registered. The first step is a record search using the site and owner details. If nothing exists—or old records no longer describe the installation—a survey and compliance route are needed.

Lost papers and an unregistered installation are different

A regional file may exist even when the owner has no copy. An old CIE may also have become inaccurate after later extensions. The correct action depends on the record found and whether it matches the site.

What is checked on site

In addition to circuit layout and load, testing covers protective-conductor continuity, insulation, earthing, RCD operation, overcurrent protection and requirements specific to the property's use.

For the next part of the decision, see the guides to Legalising an existing installation and Electrical documents.

Where to look for missing electrical records

To trace a Spanish electrical file, gather the full address, supply reference, previous account holders and any registration number. The owner, building manager, former contractor or engineer may have copies. A request to the regional industry authority requires identification of the installation and the appropriate entitlement or representation; a CUPS does not automatically give access to all records.

If an old boletín is found, compare it with the present installation. Different power, a change of business use or added circuits may mean that the file needs updating. Missing paperwork also does not, by itself, prove that the whole property needs rewiring: that decision requires inspection and testing.

Where sufficient evidence cannot be recovered, the professional surveys the actual installation and establishes the appropriate Balearic procedure. The work may include drawings, circuit identification, measurements and repairs. No form can reliably reconstruct historical dates, signatures or tests that have never been substantiated.

Lost paperwork or an installation that was never registered?

Not finding a copy at home does not prove that no official file exists. An old invoice, CIE reference, drawing or contractor's name may help locate it. If there is no administrative trace, the next step is not to invent an installation date: inspect the actual system, define what needs documenting and check the applicable Balearic procedure.

Look for partial alterations too. You might recover a home's original certificate only to find that its consumer unit, kitchen or air-conditioning circuits were changed later without records. The copy resolves the loss of the original paper but cannot, on its own, certify the later additions.

How to rebuild the file without inventing evidence

  1. 01

Gather the address, CUPS supply code, former owner details and any papers.

  2. 02

    Search the relevant regional records.

  3. 03

Survey and test the existing installation.

  4. 04

Define project versus MTD and remedial works.

  5. 05

Coordinate the CIE, any OCA inspection and the UDIT filing.

Frequently asked questions

Does the network operator hold the CIE?

It may hold supply data, but the registration file and technical papers should also be sought from the owner, installer and regional authority.

Can I obtain a duplicate?

If a file exists, a copy or registration receipt may be available. If it does not—or the installation has changed—a new documentation process may be needed.
